4. Responsibilities of Property Owners

If you are a property owner using our services, you agree to:

  • Ensure that the property complies with local laws and rental regulations.
  • Maintain the property in a condition suitable for guest stays.
  • Inform us promptly of any issues affecting the rental or guest experience.


5. Guest Communication & Data Protection

6. Fees & Payments

  • Service fees are charged as agreed in your management contract.
  • Payments for bookings are processed via the respective rental platforms and are subject to their policies.
  • We may deduct fees for additional services or expenses incurred on behalf of the property owner.

7. Cancellation & Refund Policy

  • Cancellation policies depend on the terms set by the rental platforms (e.g., Airbnb, Booking.com).
  • If a property owner cancels a booking, they may be subject to penalties or compensation fees.
  • Refunds, if applicable, are processed based on the policies of the rental platforms or as per prior agreement.


8. Liability & Disclaimer

  • BANGKOK-RENTALS.COM acts as a service provider and does not own or operate rental properties.
  • We are not liable for property damage, guest behavior, or platform-related issues.
  • We strive for accurate listings but cannot guarantee continuous availability or accuracy of third-party services.


9. Termination of Services

Either party may terminate the service agreement with written notice.

Any outstanding fees must be settled before termination is finalized.


10. Changes to These Terms

We reserve the right to update these Terms at any time. Changes will be posted on our website.


11. Governing Law

These Terms are governed by the laws of Thailand. Any disputes shall be resolved in the competent courts of that jurisdiction.
